The builder has already run ducting and wiring overhead. Do you use it or redo it?
We start by tracing what is there and testing whether it lands where your rooms need it. Plenty of it is sound and stays. What tends to need changing is position rather than quality, such as a light point in the middle of a room that now has a bed along one side. Anything we propose to move is listed separately, so you can see what is new work and what is the builder's.
Half our lane is older houses. Would you treat one of those differently?
Completely differently. An older house is approached from the structure outwards, because nothing about a slab of that age can be assumed, while a new plotted house is approached from the sequence, because the advantage there is timing. Either way the visit comes before any figure, since the two situations are not comparable.
