Before You Book in Mallapur
Will a false ceiling make a new flat feel lower than it is?
Only if the whole ceiling is dropped to clear one duct, which is the usual mistake in recent blocks. We measure the lowest service in each room, drop a band along that line alone and leave the open middle of the room at full height, so the eye still reads the original height where you stand. Where a room cannot afford even a band, we say so and keep the work to a cove on two walls.
The builder has already fitted ducting and diffusers. Do they have to move?
Almost never. The duct stays where it is and the ceiling is planned around it, while the diffusers are taken down, extended to the new ceiling level and refixed with their throw checked. The drain is the one item to watch, because extending a ceiling can eat the fall it needs, so we check that on the visit and tell you before rather than after.
Should the ceiling be done before or after painting and wardrobes?
Before both. The ceiling makes the most dust and the most cutting, it fixes the level the wardrobes and pelmets are measured from, and it needs wiring pulled above it. Painting afterwards means one clean set of coats over a jointed ceiling rather than touching up around new work. If the flat is already painted we work to that and allow for making good, which appears as its own line.
