Office Interiors in KPHB for a House That Grew Twice
The plot is a tidy rectangle and the road outside is a regular width, because the colony was laid out in numbered phases and the housing board drew it that way. What is standing on the plot is another matter. An office in KPHB very often occupies a storey that was a family home, then an extension, then a subdivision, and each of those stages left something behind: a doorway bricked up, a step where two slabs met, a bathroom sitting exactly where the rack was going to go. So the drawing we build to is the one we survey, not the one the plot began with.

What An As Built Survey Changes Here
The awkward part of a converted storey is usually vertical, because the extension was poured to its own level and the height left for a false ceiling changes from one half of the floor to the other. Getting those heights recorded before anything is designed is what makes the six below possible.
Cabins That Clear Their Doors
Partition lines are set out from the surveyed room, so no cabin door swings into a bricked up reveal or opens a hand's width from the edge of a step.
One Level Underfoot
Where the original house and its extension meet at different slab heights, the floor is brought to a single plane instead of leaving a step for people carrying laptops to find.
A Pantry Where The Water Is
Pantry and washroom are planned onto the drainage that already exists, which is far more reliable than chasing a new waste run across a slab poured for a house.
Doors That Do Not Collide
Circulation on a subdivided storey is set out so cabin doors, the stair head and the entrance are not all opening into the same square metre of corridor.
Circuits Sized For An Office
House wiring was drawn for a fan, a fridge and a few lights, so distribution is reworked for a bay of workstations, the printers and a rack before any of it is plugged in.
Daylight Pulled Across The Floor
A plot house usually has windows down one side only, so glazed partitions and clear tops let that daylight travel to the desks sitting deep in the floor.
Our Method On A KPHB Conversion
- Surveyed as it stands today
- Every wall, opening, slab level and ceiling height is taken on site, because a storey that has been extended and split twice will not return the numbers printed on any drawing you were handed.
- The owner's consent, in writing
- Most of these storeys are let, and what you may cut, chase or take down is the owner's call. We raise it as a question before design rather than as a problem during it.
- Nothing removed before it is tested
- An extension wall and a stud partition look identical once they are plastered, so anything proposed for removal is checked and confirmed on site before it reaches a layout.
- Fixings a tenancy can live with
- Partitions, storage and signage are detailed to come off the walls at the end of a lease without taking the plaster with them, which is usually what a deposit turns on.
- Itemised down to the film
- Levelling, partitions, glass with film, the pantry, electrical rework and loose furniture each sit on their own line, so you can stage the storey over two phases and know what each phase covers.

KPHB Office Conversions: Questions We Get
Our KPHB office is in a house that has been extended twice. Do you need the original plan?
It is useful background and nothing more. What we build to is a survey we take ourselves, wall by wall and slab to slab, because every stage of extending and subdividing moved something. Once that survey exists the cabins, open desks and meeting room are planned against what is actually standing, and the quote is drawn from those dimensions rather than from an old sheet.
There is a step between two halves of our KPHB floor. Can it be removed?
In most cases it can be resolved, and the method depends on how large the difference is. A small change is taken up in the floor build up, a bigger one in a screed with doors and skirting reset to match. Either way it is measured and priced as its own line before anything is planned on top of it, because the finished floor level decides door heights and partition lengths across the whole storey.
We rent our KPHB storey. What can we actually fix to the walls?
That is settled with your owner before design rather than after. Where chasing walls or cutting slabs is not allowed, the scheme moves to surface containment, free standing storage and partitions that bolt to floor and ceiling instead of into plaster. It is a detailing decision more than a compromise, and it also makes the fitout something you can take with you.
Let Us Survey Your KPHB Storey
Tell us which phase and which storey you have taken, how many cabins and desks it has to hold, and whether you own it or rent it. We will bring a tape and a level, survey the storey as it stands, and put the levelling, the partitions and the electrical rework on separate lines of the quote that follows. The studio is at Ambedkar Statue in Narsingi, sixteen kilometres from the colony. Call +91 79892 32675 to fix a free site visit.
